Getting started

What is BrokerOS?

BrokerOS is an AI-powered mortgage command center built specifically for Canadian mortgage brokers. It brings clients, applications, documents, lender matching, calculators, communications, marketing, and compliance into one place — so you can run a deal from first call to funded without juggling five different tools.

Do I need to install anything?

No. BrokerOS runs entirely in your web browser. It works on desktop, tablet, and phone — just log in and go. There is no software to download or update.

Is BrokerOS only for Canadian mortgage brokers?

Yes. BrokerOS is purpose-built for the Canadian market. The qualification math (GDS/TDS, LTV, and the stress test), compliance packages, and CASL-conscious outreach are all designed around how Canadian brokers actually work.

How do I add a new client?

Go to Clients in the sidebar, then click "Add Client" or "+ New Client" and fill in their information. You can also add a client on the fly while creating a new loan application.

How do I create a loan application?

Click "+ New Loan Application" in the sidebar, or go to Pipeline (Applications) and start a new one. Link it to an existing client or create a new one, then add documents, run calculations, and submit to lenders.

Can I bring in my existing deals and client data?

Yes. Connect Finmo under Settings → Integrations to pull in applications and deal data. You can also use the AI document tools (ID & Screenshot Scanner, Document Organizer, and the analysis tools) to capture client details from existing files instead of retyping everything.

AI & document tools

How does the AI document analysis work?

Upload a document in an application, the Document Organizer, or one of the analysis tools, and BrokerOS uses AI to read it, extract the key data, and categorize it automatically. It handles paystubs, bank statements, credit bureau reports, government IDs, tax documents, and general PDFs.

What tools are included?

The Tools workspace includes Paystub Pacer, Credit Bureau Reader, Downpayment Verifier, Client and Property Public Snapshots, Document Integrity Scanner, ID & Screenshot Scanner, the Mortgage Calculator, Mortgage Scenario Generator, Prepayment Calculator, Compliance Package Builder, E-Signing, PDF Compressor, Document Organizer, and Document Filler. Find them all under Tools in the sidebar.

What is the AI Command Center?

The AI Command Center is your hub for AI-assisted communication and follow-ups. It helps draft outreach, handle calls and texts, run AI agents, and surface the conversations that need your attention. AI Command Center activity (calls, texts, agents) is powered by prepaid communication credits.

Can BrokerOS catch fake or altered documents?

The Document Integrity Scanner reviews uploads for signs of tampering, assigns a risk score, and recommends follow-ups. It is a second set of eyes to help you flag issues before submission — it assists your judgment rather than replacing it.

Does the AI make lending decisions for me?

No. The AI has a clear job description: reading documents, extracting and organizing data, and drafting communications. Qualification, lender selection, and advice stay in your hands — there is no black-box decision-making.

How does Document Filler work?

Document Filler uses AI to detect the fillable fields in a PDF, maps them to the data already in BrokerOS, and lets you review, fill, and download the completed form — so you are not re-keying the same client details onto every document.

Calculators & lender matching

Does BrokerOS handle GDS/TDS and the stress test?

Yes. The Mortgage Calculator computes payments, GDS/TDS ratios, LTV, and affordability limits with the stress test built in, and updates in real time as you change the numbers.

How does lender matching work?

BrokerOS looks at the details of the file and produces a structured fit narrative — not just a rate sheet — to help you see which lenders make sense and why. You can review matched lenders right from the application.

Can I compare lender scenarios for a client?

Yes. The Mortgage Scenario Generator lets you compare lender rates, policies, and prepayment privileges side by side, and share a clean scenario with your client through a link.

How do I calculate a prepayment penalty?

Use the Prepayment Calculator to compare a 3-month interest charge against an IRD (interest rate differential) penalty for fixed-rate mortgages, so you can show clients the real cost of breaking early.

Communication & client experience

Can I send emails and texts from BrokerOS?

Yes. Connect your email and calendar through Nylas and your phone/SMS through Telnyx under Settings → Integrations. Once connected, you can handle client communication directly inside BrokerOS instead of switching apps.

What is the client portal?

The client portal is a secure link your clients can use to upload documents, complete requested tasks, and follow the status of their file — without needing an account or access to your workspace.

Can I host video meetings with clients?

Yes. The Meetings section lets you host and join video calls right inside BrokerOS and share a join link with clients, so you can review a file together without a separate conferencing tool.

How do clients sign documents?

BrokerOS uses E-Signing powered by DocuSeal. You can send consent forms and other documents pre-filled with client names from your database, and clients sign electronically.

Marketing & growth

What can I do with the marketing tools?

Under Growth you can build Campaigns (including drip campaigns) and automated Workflows that are tied to real pipeline stages, plus dedicated Client Retention tools. The idea is to keep follow-up running automatically instead of relying on memory.

What is Database Farming?

Database Farming helps you mine your existing book of business for opportunities — renewals, refinances, and rate-driven conversations — and keep mortgage details and rates up to date so nothing slips through the cracks.

Is the outreach CASL-compliant?

BrokerOS is built with CASL in mind so your outreach stays consent-conscious. You remain responsible for managing consent for your contacts, and the platform is designed to support that workflow.

Brokerage & teams

Can my whole brokerage use BrokerOS?

Yes. The Brokerage area adds team-level features like a command center, broker management, activity and risk views, leaderboards, points, announcements, and shared resources — giving owners visibility while each broker keeps working their own pipeline.

Will other brokers be able to see my deals?

BrokerOS is multi-tenant with role-based access controls, so your deals stay in your workspace. Brokerage-level visibility is scoped to the appropriate roles (for example, an owner overseeing the team) rather than open to everyone.

What is Rookie Mode?

Rookie Mode adds extra guidance and a dedicated Rookie Hub for newer brokers, with helpful context as you work. You can toggle it on or off in your settings.

Integrations

What does BrokerOS integrate with?

BrokerOS connects with Finmo (deals/applications), DocuSeal (e-signing), Nylas (email and calendar), and Telnyx (phone and SMS), among others. You manage all of them in one place.

How do I connect an integration?

Go to Settings → Integrations. From there you can connect Finmo, DocuSeal, Nylas, Telnyx, and other services — just follow the setup instructions for each one.

Plans & billing

How much does BrokerOS cost?

BrokerOS is $99 CAD per user per month, with all features included — there are no locked tiers or feature add-ons on the core plan.

Is there a free trial?

Yes. You get a 14-day free trial that starts when you create your account. No credit card is required at signup. After your trial ends, you’ll need an active subscription to continue using BrokerOS. You can add a payment method anytime during the trial.

What are communication credits and AI video credits?

These are optional prepaid credits on top of your subscription. Communication credits power the AI Command Center (calls, texts, and agents). AI Video Credits ($1.49 per video) are used for AI marketing video generation. Prepaid credits don’t expire, and you can top them up from Account Settings.

Where do I manage my subscription and billing?

Go to Account Settings. The subscription section shows your plan and trial status, lets you manage or cancel your subscription, and lets you add communication or video credits. Payments are processed securely through Stripe.

Security & support

Is my client data secure?

Mortgage files are sensitive, and BrokerOS is built that way: multi-tenant by design with modern access controls and encrypted infrastructure. Our privacy policy spells out exactly how client and integration data (including Google and Microsoft user data) is handled.

Is there an audit trail?

Yes. You can review activity in your account under Settings → Audit Trail, which helps with accountability and compliance.

Are there tutorials to help me learn the platform?

Yes. Visit Help → Video Tutorials for step-by-step walkthroughs of the main features and workflows.

How do I report a bug or get support?

Use the support widget (the chat icon in the bottom-right corner when you’re logged in), or go to Account Settings → Help & Support → Submit Support Ticket. You can also visit the Help page to track the status of your tickets.
