What BluMortgage is

BluMortgage is built by BluRoot, a Canadian fintech based in Toronto, and is — in their words — “built on Zoho, a global leader in CRM development and data management.” The pitch is scale and pedigree: their site states that top brokers in Canada use it to manage $12B+ in annual mortgage volume and that it's used by 3 of the top 5 brokers in the country. The product centres on deal-flow pipeline management, post-close email drips under your branding, and an integration list that covers most of the Canadian stack: Finmo, Velocity, Filogix Expert, BOSS, Scarlett, Floify, and BrokrBindr, among 20+ integrations. Their onboarding is a real strength — 1-on-1 sessions, data migration help, and (on annual plans) done-for-you CRM setup.

What BrokerOS is

BrokerOS is a purpose-built mortgage CRM and deal-flow platform for Canadian brokers, built in Edmonton. Instead of layering mortgage workflows onto a general-purpose CRM platform, it models the mortgage file natively: GDS/TDS and stress-test math calculated on the file, AI document intake that extracts data from paystubs, bank statements, credit bureaus, and IDs, lender matching against the file data, a magic-link client portal, built-in e-signing, HD video meetings, SMS and AI voice assistants, and province-aware compliance packages. One subscription covers all of it — $149.99 CAD per user per month, with a 14-day trial that doesn't ask for a card.

The real difference: platform vs. purpose-built

The most honest way to frame this choice isn't a feature checklist — it's the foundation. Building on Zoho gives BluMortgage real advantages: a mature, battle-tested platform, deep customizability, and an ecosystem of Zoho apps your team may already know. The trade-off is that the mortgage layer lives on top of a general-purpose data model, and the tools around the CRM — forms, e-sign, marketing — are platform modules. BrokerOS makes the opposite bet: the file, its ratios, its documents, and its compliance trail are the data model, which is what lets the AI tooling (everything after POS submission) operate on the file directly. The cost of that bet is youth: BluMortgage has years of production mileage and public volume claims; BrokerOS is the newer platform.

  • You want AI doing the intake work — documents in, structured file data out — instead of tidying records yourself.
